Roof Repair in Neptune Beach
A roof leak usually traces back to a single worn component: a split rubber pipe collar, a shingle tab that came unsealed, a tile knocked out of line or a metal-roof screw whose washer has dried out. We locate it, photograph it and replace it with materials that match your roof.
A Repair Built Around What Your Roof Is Made Of
Shingle, tile and metal roofs fail in different ways, so they get repaired in different ways. An asphalt shingle leaks when its adhesive strip lets go or a nail backs out. A concrete tile roof leaks when the underlayment beneath the tile wears through, even if every tile looks fine from the yard. A metal roof leaks at fasteners, seams and trim.
Repair makes sense when the trouble sits in one section and the surrounding roof still sheds water well. If we find brittle shingles across every slope or underlayment failing in many places, we will tell you that plainly and explain what roof replacement would involve instead.
Salt air near the coast speeds up corrosion on exposed metal parts, and summer storms test every seam. That is why we use stainless or coated fasteners and sealants rated for UV on every repair.
What a Roof Repair Covers
- Leak tracing
- We follow water from the ceiling stain up through the attic to the decking and the roof surface above it. Water tends to run down a rafter or along the underside of the decking first, so the spot on your ceiling may sit several feet downhill from the actual opening.
- Shingle replacement and resealing
- Lifted or creased shingles are replaced, nailed in the correct zone and hand-sealed so the new tabs hold before the sun has time to bond them.
- Tile and underlayment work
- We lift the tiles around a leak, replace the worn underlayment section, and reset the tile with matching foam or fasteners. Cracked tiles are swapped for the closest profile and color available.
- Flashing and pipe boots
- Rubber pipe collars crack after years of UV exposure, and step flashing at walls can rust or come loose. We replace these parts rather than covering them in roofing cement.
- Metal roof fasteners and trim
- On metal roofing we replace screws whose neoprene washers have dried out, reseal lap seams, and repair loose ridge or edge trim.
- Decking repair
- Soft or delaminated plywood under a long-running leak is cut out and replaced so the new roofing has a solid surface to nail into.
Signs Your Roof Needs a Repair
A stain on the ceiling
Brown rings or bubbling paint mean water has likely been entering for weeks or longer. Every rain until the opening is closed puts more moisture into the plywood and the insulation above that ceiling.
Granules in the gutters
Heavy piles of shingle granules mean the asphalt is losing its UV shield. A few after a new install are normal; a steady stream is not.
Lifted or missing shingles after wind
Once a tab lifts, the seal is broken and the next storm can peel it further. Creases across a shingle are a sign it has already flexed past its limit.
Slipped or cracked tiles
When a tile slides down or cracks, the felt or synthetic layer below it takes direct sun and rain it was never meant to face alone.
Rust streaks on a metal roof
Orange lines running down from screws or cut edges point to corroded fasteners or trim that needs attention.
Damp decking or daylight in the attic
If you can see light through the roof boards or feel damp wood, water has a path in.
How a Repair Day Runs
- 1
Technician visit and diagnosis
A technician inspects the roof surface and the attic, identifies the failed part and takes photos. You see exactly what we found before any work is priced.
- 2
Written estimate
You get a line-item estimate that names the materials and the scope. If a permit is required for the work, it is listed there and we pull it.
- 3
Protection and repair
We cover plants and walkways below the work area, then remove the damaged materials down to sound decking. New parts go in with the right nailing pattern, sealant and flashing for your roof type.
- 4
Check and cleanup
We check the repaired area, sweep the yard and driveway with a magnet for nails, and send you before and after photos.

What Moves the Cost of a Roof Repair
A ceiling stain tells you very little about the price of the fix above it. The price depends on what the roof is made of, how far the water has spread underneath, and how easy the area is to reach. Your estimate spells each of these out before work begins.
- Roof material
- Shingle repairs are usually the most direct. Tile takes longer because tiles must be lifted and reset by hand, and metal repairs depend on the panel profile and fastener type.
- Matching parts
- Discontinued shingle colors or older tile profiles can be harder to source. We tell you how close the match will be before you decide.
- Hidden damage
- Rotted decking or wet insulation found once the surface is opened adds to the scope. We photograph it and talk with you before going further.
- Pitch, height and access
- A steep pitch or a second-story eave means more fall protection and ladder work before repairs can start, and that time shows up in the labor line.
- Permits
- Some repairs require a permit and inspection under the Florida Building Code, and that cost appears on your estimate when it applies.
Roof Repair Questions

How do I know if my roof should be repaired or replaced?
It comes down to how much of the roof is failing. A single leak at a pipe boot or a few wind-lifted shingles is a repair. If shingles are brittle on every slope or tile underlayment is worn across most of the roof, repeated repairs will cost more over time, and we will walk you through roof replacement as the other option.
Can you match my existing shingles?
Often we can match closely, but shingle colors fade in the sun and manufacturers retire lines. We bring samples, compare them to your roof, and tell you honestly how the repair will look before we start.
My tile roof leaks but none of the tiles are broken. Why?
Tile sheds most of the rain, but the underlayment beneath it is the real water barrier. When that layer dries out and cracks, water gets through under intact tiles. The fix is lifting the tile, replacing the underlayment section, and resetting the tile.
Will insurance pay for my roof repair?
It depends on the cause. Wear and age are usually not covered, while sudden wind or storm damage often is. On a storm claim, we deal with your insurance adjuster ourselves so the photos, the damage and the repair scope all line up. Our Storm Damage Repair page explains that process step by step.
Is financing available for repairs?
Yes, financing is available. Bring it up during the technician visit and we will explain how it would apply to the repair listed on your estimate.
Do I need a roof inspection before a repair?
Every repair starts with a diagnosis of the problem area. If you want the whole roof evaluated, for a home sale or to plan ahead, our Roof Inspections service covers every slope, the attic and the gutters.
